Our mission is to create inclusive, diverse, and environmentally conscious workplaces that foster collaboration and discovery.

Delivering in 2025 will be Maryland’s largest life sciences campus featuring three trophy lab and office buildings, unprecedented amenities, supporting retail, and expansion opportunities totaling 1.5 million square feet. Located in Shady Grove, Maryland, the development is well-positioned to attract biotech’s best companies, talent, and resources. At Belward, tenants will discover more in their surroundings. Influenced by nature and sustainability, the seven-building site weaves gracefully across 60 acres of preserved land and parks. This emphasis on the environment will enhance the quality of life and quality of work, creating a one-of-a-kind headquarters for large corporate users.

Belward’s tenants will have an elevated mix of experiences to explore, including fine and casual dining options, coffee and wine bars, conference facilities, fitness offerings, and collaboration spaces.

Amenity Center

  • The Amenity Center will feature fine and casual dining options, coffee and wine bar, conference facilities, and collaboration spaces.

  • 17,000 SF Amenity Center will deliver in Phase 1.

6-Acre Public Park

  • The 6-acre public park will feature large, wooded buffer areas and ample bike and walking trails.

  • Public park and greenspace will deliver in Phase 1.

Athletic Fields

  • On-site athletic fields will host leagues and classes and can serve multiple uses for tenants.

  • Recreational Fields will deliver in Phase 1.
